The Primary market is splitting between very tight areas and slower pockets

Real estate, Primary market

Realtor.com put the national median time on market at 61 days for the week ending October 10, 2026. Parts of the Primary market are moving in 11 to 13 days. Other parts are sitting at 72 to 83 days. That gap is the whole story right now.

These numbers cover the three months ending August 31, 2026, as counted by the Real Estate Data Aggregator. They are real sales in this market, not national averages.

The fastest ZIP codes

The Real Estate Data Aggregator counted 50 homes sold in ZIP 55807 in the three months ending August 31, 2026. The median days on market there was 11 days. That is 6 days shorter than the same period in 2025. Half of homes sold above list price.

ZIP 54874 matched that pace. The Real Estate Data Aggregator shows a median of 11 days on market there too, 23 days shorter than a year before. Half of homes sold above list price, and the average sale came in at 100.5% of asking.

ZIP 54880 was close behind. The Real Estate Data Aggregator counted 137 homes sold there, with a median of 13 days on market. More than half of homes, 52.6%, sold above list price. Nearly 6 in 10 homes went under contract within two weeks of listing.

The tightest supply

ZIP 55718 had only 0.7 months of supply, the lowest in the market, according to the Real Estate Data Aggregator. ZIP 55807 and 55804 and 55720 each sat at 1.2 months. Under two months of supply means buyers have very little to choose from.

The slower pockets

ZIP 54847 is the clearest example of a slower pocket. The Real Estate Data Aggregator shows a median of 83 days on market there, 45 days longer than a year before. No home sold above list price in that period. The average sale came in at 95.5% of asking. Supply sat at 5.8 months.

ZIP 55614 was not far behind. The Real Estate Data Aggregator counted a median of 72 days on market, 19 days longer than the same period in 2025. The average sale came in at 94% of asking, the lowest sale-to-list ratio in the market. The median price dipped 5.2% from a year ago.

ZIP 54859 had 5.2 months of supply and a median of 53 days on market. ZIP 54814 had 3.8 months of supply and a median of 51 days, with days on market running 11 days longer than a year before.

What the national picture adds

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real weight on buyers everywhere. The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026, with prices up 1.3% from a year before.

Nationally, sellers are outpacing buyers. Realtor.com put the national median days on market at 61 days for the week ending October 10, 2026. The fastest ZIP codes in the Primary market are running at a fraction of that. The slowest are running well above it.

What it means if you are selling

In the fast ZIP codes, pricing right still matters. ZIP 55811 saw homes sell in 16 days on average, but the share selling above list price dropped 13.1 points from a year ago, according to the Real Estate Data Aggregator. Buyers have more choices than they did.

In the slower ZIP codes, price and patience are the tools. ZIP 54847 had 83 days on market and a sale-to-list of 95.5%. That is a gap you can plan around if you know it is coming.

What it means if you are buying

In ZIP 54880, 59.5% of homes went under contract within two weeks of listing, says the Real Estate Data Aggregator. In ZIP 54873, 60% did. If you are buying in those areas, you need to be ready to move fast.

In ZIP 55614 and 54847, you have more time. Only 17.4% and 11.1% of homes went under contract within two weeks, respectively. You can take a breath, do the homework, and still negotiate.
