Some parts of the Primary market are acting very differently

Real estate, Primary market

The gap is real. For the three months ending August 31, 2026, the Real Estate Data Aggregator counted a median of 11 days on market in 55807, and 83 days in 54847. That is not a small difference. It changes how you price, how you prepare, and how long you wait.

Realtor.com reported a U.S. median of 61 days on market for the week ending October 10, 2026. Most of this market is moving faster than that. A few parts are moving slower. Your ZIP code matters more than the national number.

How fast homes sold, by ZIP code

The fastest ZIPs are not just a little quicker. The Real Estate Data Aggregator shows 55804 at 12 days, down 11 days from the same period in 2025. In 55812, the median dropped 22 days shorter than a year before. Buyers in these areas need to be ready.

The slower end tells a different story. The Real Estate Data Aggregator counted 83 days in 54847, up 45 days from a year ago. In 55614, it was 72 days, up 19 days. Sellers in those ZIPs may need more patience and sharper pricing.

In 55804, the Real Estate Data Aggregator shows 52.5% of homes went under contract within two weeks of listing. That is up 18.7 points from a year before. Nearly half of all homes there sold above list price.

In 54873, 60% of homes went under contract within two weeks, up 26.7 points from 2025, according to the Real Estate Data Aggregator. The median sale price there rose 55.2% from the same period last year. That is a big jump, and small ZIP codes can swing more on fewer sales.

The slow end: sellers, price with care

In 54847, the Real Estate Data Aggregator counted 0% of homes selling above list price. The average sale came in at 95.5% of list. Homes sat 45 days longer than the same period in 2025. That is a meaningful shift.

In 55614, the median sale price dipped 5.2%, and homes sold at 94% of list on average, per the Real Estate Data Aggregator. Only 17.4% went under contract within two weeks. More supply and slower demand means price matters more than ever.

Supply is rising in several ZIPs

The Real Estate Data Aggregator put 55734 at 7.6 months of supply, up 2.7 months from a year ago. That is the most of any ZIP in this market. Prices there dipped 6% from the same period in 2025.

On the other end, 55718 had just 0.7 months of supply, per the Real Estate Data Aggregator. That is very lean. Only 3 homes were for sale in that period.

What about mortgage rates right now?

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. The 15-year averaged 6.71%. These rates affect what buyers can afford, which in turn affects what sellers can ask.

The National Association of Realtors reported that existing-home sales reached 3.99 million units in September 2026. Inventory nationally rose to 1.60 million homes. Prices nationally rose 1.3%. The Primary market is seeing similar price gains in most ZIPs, with a few exceptions.

A quick look at median prices across the market

The Real Estate Data Aggregator shows 55604 at a median of $516,000, the highest in this market. ZIP 55734 came in at $150,000, the lowest, and down 6% from a year before. The range is wide.

ZIP 54800: no local sales data available

The Real Estate Data Aggregator has no numbers for ZIP 54800. The story for that part of the market comes from the websites alone. Nationally, Realtor.com reported 61 days on market for the week ending October 10, 2026. Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026.

In short
  1. For the three months ending August 31, 2026, this market split sharply.
  2. Some ZIPs sold in under two weeks.
  3. Others sat for more than two months.
  4. The U.S.
  5. median was 61 days, per Realtor.com.
  6. Most of this market beat that.
  7. A few did not.
  8. One street can read very differently from the whole ZIP code.
