Primary market homes are still moving fast
Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is the highest it has been since January 2025, according to Realtor.com. Yet the Real Estate Data Aggregator shows homes in Primary market still selling fast in the three months ending August 31, 2026. For buyers, that means your financing needs to be ready before you find the home. For sellers, pricing still matters, because even a quick market will pass on a home that is priced wrong.
Nearly 6 in 10 homes went under contract within two weeks in ZIP 54880
In ZIP 54880, the Real Estate Data Aggregator counted 59.5% of homes going under contract within two weeks of listing. That share is up 18.9 points from the same three months in 2025. The median days on market there was just 13 days. Homes did not sit. Most sold above list price: the Real Estate Data Aggregator put that share at 52.6%, up 5.5 points from a year before.
The Real Estate Data Aggregator counted 137 homes sold in ZIP 54880, up 13.2% from the same period in 2025. New listings rose 14.5% to 158. Supply stayed tight at 1.6 months. That is well below what most markets consider balanced.
ZIP 55811 sped up the most, but the picture is a little more mixed
The Real Estate Data Aggregator shows median days on market in ZIP 55811 dropped 15 days from a year before, landing at 16 days. Sales jumped 33.3%, to 140 homes. That is the biggest sales gain of any ZIP in this market. Still, the sale-to-list ratio slipped 2 points to 99.9%, and the share selling above list fell 13.1 points to 36.4%. More homes are selling faster, but not every one is clearing the list price. Inventory doubled from a year ago, which gives buyers a little more to look at.
ZIP 55803 cut its days on market by 19 days
The Real Estate Data Aggregator counted 73 homes sold in ZIP 55803, up 2.8% from the same period in 2025. The median days on market fell 19 days to just 15. That is the biggest drop in this market. The sale-to-list ratio came in at 101.4%, up 1.3 points. Prices rose 4%, the strongest gain across the four ZIPs. Not every sign points the same way: the share selling above list fell 9.6 points to 42.5%, and pending sales slipped 11.9%. Worth watching.
ZIP 54849 moves at a different pace
ZIP 54849 tells a different story. The Real Estate Data Aggregator counted just 11 homes sold there in the three months ending August 31, 2026. Median days on market was 61 days. The sale-to-list ratio was 95.2%, meaning homes there sold below list on average. Only 16.7% went under contract within two weeks. Small sample sizes can move these numbers a lot, so one street can look very different from the ZIP as a whole.
How the four ZIPs compare on speed
- 154880 – Superior, WI13 days
- 255803 – Duluth, MN15 days

The wider picture: rates are high, but Primary market is not the national average
Nationally, Realtor.com put the median days on market at 61 days for the week ending October 10, 2026. The Real Estate Data Aggregator shows three of Primary market's four ZIPs sitting at 16 days or fewer. That gap is real. The National Association of Realtors reported that existing-home sales across the country reached 3.99 million units in September 2026, with prices up 1.3% from a year before. Primary market's own price gains, between 2% and 4% depending on ZIP, are running ahead of that national figure.
Freddie Mac also reported the 15-year fixed rate at 6.71% on October 15, 2026. For buyers who can handle a shorter loan, that rate is worth a conversation with your lender before you make an offer.
