Not every part of Primary market is moving at the same speed
Here is the one fact that changes everything for a homeowner right now. The Real Estate Data Aggregator counted months of supply ranging from 0.7 to 7.6 across Primary market ZIP codes in the three months ending August 31, 2026. Where your home sits on that range shapes every decision you make.
The National Association of Realtors put the U.S. at 4.9 months of supply, the highest level in over ten years. Parts of Primary market are far tighter than that. Others are looser. Neither number tells you what your street looks like.
Months of supply by ZIP code
That spread matters. A seller in 55718, where the Real Estate Data Aggregator counted just 0.7 months of supply, is in a very different spot than one in 55734, where it counted 7.6 months. Same market, very different math.
The tightest ZIP codes: speed and price
In the tightest parts of Primary market, homes moved fast and often above list price. The Real Estate Data Aggregator found that in 54880, 59.5% of homes went under contract within two weeks. In 54873, that share was 60%. In 55804, it was 52.5%, up 18.7 points from a year before.
| 55718 | 55807 | 55804 | |
|---|---|---|---|
| Months of supply | 0.7 mo | 1.2 mo | 1.2 mo |
| Median sale price | $390,000 | $241,500 | $400,000 |
| Median days on market | 26 days | 11 days | 12 days |
| Sale to list | 101.5% | 100.7% | 101% |
| Sold above list | 38.5% | 50% | 49.4% |
In 55804, the median price dipped a little, down 2.2% from a year before per the Real Estate Data Aggregator. But homes still sold in a median of 12 days and nearly half sold above list. Price and pace do not always move together.
The slower ZIP codes: more time, more room to talk
In 54847, the Real Estate Data Aggregator counted 83 median days on market and 5.8 months of supply. Not one home sold above list price. In 55734, supply hit 7.6 months and the median price fell 6% from a year before. In 55614, the median price fell 5.2% and homes sat a median of 72 days.
| 55734 | 54847 | 55614 | |
|---|---|---|---|
| Months of supply | 7.6 mo | 5.8 mo | 4.5 mo |
| Median sale price | $150,000 | $296,000 | $165,000 |
| Median days on market | 43 days | 83 days | 72 days |
| Sale to list | 98.6% | 95.5% | 94% |
| Sold above list | 13.3% | 0% | 5.3% |
In these ZIP codes, buyers have more choices and more time. Sellers need to price carefully. The gap between list and sale is real.
The middle: mixed signals
Some ZIP codes sit in between and tell two stories at once. In 54838, the Real Estate Data Aggregator counted 3.6 months of supply and 39 median days on market. Yet the median price rose 11.3% from a year before. In 54814, supply was 3.8 months and days on market rose 11 days to 51, but the median price jumped 21.2%.
In 55812, supply doubled year over year to 3.1 months and sales fell 33.3%. But homes that did sell moved in a median of 13 days, 22 days faster than a year before. Not every signal points the same way.

What rates mean for buyers and sellers right now
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Those numbers press on buyers in every ZIP code, tight or loose.
Rates above 7% slow buyers down. In the looser ZIP codes, that gives sellers one more reason to price right the first time. In the tighter ones, demand is still absorbing inventory despite the cost of borrowing.
